I'd say that there are a fair number of conservative Canadians who wouldn't mind living in the USA, or people who are rich enough that they could steer clear of a lot of the issues. However, I think most Canadians would list a European country as their first choice if things were going bad in Canada. We also have a lot of asian-canadians who would possibly also list an asian country as their first choice since they would already know the language. But yeah, USA is definitely not a first choice for I'd say 50-75% of Canadians.

It's always been this way. The French and English were in their separate enclaves in the beginning. The Irish, Scottish and Germans then established their bases where they could more easily integrate into their new societies….The Italians and Portuguese and Greeks and other Euros set up shop in the 50's 60's and 70's…Most of them lived among their own communities with familiarity…Same for all the Asian and African, S.American, Carribean immigrants and others ever since…. They may stay a generation or two in these communities, but children of immigrants lean to living wherever suits them. It's like the evolution of immigrant societies. This is happening all over the world at this moment, and people of all races ,creeds and colours are complaining of other groups of peoples of all races, creeds and colours moving into and sometimes engulfing their communities.\nSome communities have been Gentrified…Do we shake our fists in the air and scream ' Damn those young professionals!!?' Other communities have been inundated by hordes of Seniors. It wouldn't surprise me if the blatant racists commenting on this site didn't suggest Euthanasia in such cases, or perhaps loading them onto ice-floes and tugging them out to sea. If you're not happy, MOVE! If you can't adapt, or if you can't see that we're really all the same, all wanting the same things in life, or if you don't realize that most people from these countries are actually really nice and worth knowing, well don't go away angry, just go away to wherever suits you. I was living in Windsor Ontario, by 2020 with my wife to work as skilled SMT engineer, came and housing wasn’t that bad at that time, but made my calculations and saw that I wouldn’t be able to afford buying a house unless i’m paying debt my entire life, doctors availability was a joke, me and my wife had a baby loss due lack of gynaecologists, and struggling everyday because of not having a car, came back to Mexico 1.5 years after, now i see I wasn’t wrong at all about coming back.

Something else contributing to the insane housing prices in Vancouver that you didn't cover is the black market housing happening in Richmond. I read an article on it 15 years ago. TLDR is illegal immigrants have been paying loan shark mafia to buy houses for them because they aren't allowed to, and then they pay the loan shark 400% of the original cost. Our government, both federally and provincially have known about it for decades and do nothing to stop it. I wouldn't be suprised if it's happening in other major cities as well.
