It's not the brain drain. We never had the brains to drain. Post-secondary education in California cost 1/3 what it does in British Columbia. The State of California has the same population as Canada, yet its GDP is 3x greater than the Dominion of Canada. It's not a housing bubble. A bubble is when investors overvalue a commodity. Even taking into account speculative property purchases, housing isn't overvalued in Canada. It is where it is because that is where the market has found the balance between the high demand and the low supply. There simply isn't enough housing being built to accommodate a million more people a year. We need to build more lower and middle-class housing. As a student of both history and architecture, I can tell you we've been here before and we dealt with it, and we can again. This situation is both a result of many factors that could and couldn't be centrally controlled. Things that couldn't be controlled: Covid and a spike in retirement rates, an aging population, low profit margins for builders, and inflation (that last one is not so easy for a central bank to control as many people seem to think it is). I migrated from the UK and really, things aren't much better at home. That's why i'm sticking it out. London rents are equivalent to Toronto, with a similar average salary. UK taxes also look ok on paper, but wheny you include the hidden stuff it's just as bad as canada. Healthcare also going down the gutter. The only positive the UK has over canada is food is much cheaper and if you are able to work from home, you can live away from big cities and pay much less rent. This huge difference between big cities and towns in the UK doesn't seem to be as noticeable in Canada. For an entire 3 bed house with a garden in the north of england, you could get one for $1000/month easy. But there are no job opportunities there at all, so it really is only for WFHers. But I think these issues are sweeping most of the western world... our economic models are built on infinite growth and can't deal with aging populations with an increasing tax burden.

The strained health care system is the scariest thing for Canadians. Not only is the population aging, but the immigration has increased to the point where we won't be able to help the new immigrants with proper health care let alone the people who lived here all their lives. Why do people still keep coming to Canada? Because it's even worse where they come from. Unfortunately, even countries in Europe are in trouble. Have a look at France and Germany. As for Developing Countries, their GDPs are not enough to deal with their populations reaching working age. Their growth is too slow, so opportunities abroad look attractive. And, if immigrants move onward to the USA, that is the natural flow Canadian immigration has had for decades. The Can. government will need to become heavily involved in creating affordable, high density housing, cut red tape, and make education cheaper if they want to retain migrants.

Rent will keep increasing as there is no competitive market. as many of the people in Canada are already operating carousel tax fraud. Look that up on W5 and Canada is doing nothing to stop this, guess where all the ones at the top of that carousel are from? As long as there are ones operating illegal business earning more than the average hard worker being able to afford higher rent the rent will not be decreased but keep going up. Saying that they are bringing in mostly younger people is a lie too, they bring in everyone. That our workers are aging out and there will be nobody to do the work. Let's think about this clearly, as the population grows we need more businesses, more schools, more produce etc... Fact we need the same amount of business for a community based on the size of the community I would think. In the 1800's a small school house was sufficient, a local convenience store was enough with a mail order catalogue etc.. As population grows you need more. We also now have self check outs etc.. We are cutting down Canadas number one resource trees to make way for more and more roads etc.. Having to spend more to change and widen roads, feed these refugees, support them till they get situated, house them for how long, educate, train them, and then hope they can actually adapt and not hate us etc..
