While there may be available land for development, the shortage of builders makes the goal unattainable. In my local area, builders are working tirelessly, but the demand outpaces the supply. In Canada, for every 14 retiring construction workers there is only one to replace them. \n \nIn 2022, Canada welcomed 437,000 new permanent residents, over 604,000 temporary workers, 500,000 foreign students, and nearly 100,000 refugees, all of which significantly impact housing. More of the same in 2023, and I am sure more in 2024. Canada wants to grow its population to 100M people by 2100. We are only at 40M. Navigating the demographic cliff is an ongoing challenge, and more growing pains are expected. \n \nIt's important to acknowledge that perspectives vary based on one's region, economic status, and social context. If you reside in a rapidly growing area, your perspective might differ from those in other regions. As an immigrant to Canada from a country that produces some of the most in-demand professionals, inventors, and artists in the world, I am appalled at North America’s ‘get rich easy’ culture. The States at least has a booming innovation sector that ensures it’s producing things others want to buy and can’t themselves produce. By contrast, Canada’s ENTIRE FREAKING ECONOMY seems to be built on getting rich easy without producing a thing of value for the world: how can flipping houses be the largest chunk of your GDP?! It sickens me. I’ll live and work there - at a job that pays six figures and came to Canada only because I moved there - for a few years, and then move. I have never seen a more dull and uninspired group of people.

Immigrant here. Way too many students brought in, in a short span of time. Exploited by the government, colleges and greedy landlords. The impact on middle class nieghbourhoods has been horrible, so many more cars, 12 people in a house, coming and going at all hours, reckless driving - NOT wanting to integrate or learn English even. The impact on cities is a huge unmeasured burden to the infrastructure: garbage, parking, roadways, demands on healthcare, insurance premiums etc…. What a complete mess Trudeau has done. Criminally incompetent.

Canada is accepting too many people period - housing shortage, rent crisis… basic economics of limited supply and excessive demand.

People think its an easy thing as a full stop on students would do. Its not as easy because that inflow of cash should be replaced with somewhere in the economy, if not citizens will have to pay for it by increased taxes and goods of all products would still rise including housing. Then yes housing will be sufficient but even though demand reduces, prices wont be budging.

People commenting here about how it's not international students but just folks from a particular country should realize that it says a lot about Canada's attractiveness as a destination currently. How many of Canada's educational institutions do you think are going to make it if students from that country stop showing up? It's supply and demand, and currently only one country really cares about Canada.

I had a house for rent a proper 3 bedroom 1.5 bath semi-detached home in Mississauga where 6 international students wanted to lease the house for 1 year, and I was advised by the City of Mississauga that having unrelated individuals share bedrooms would be considered a rooming house and because I didn't want to risk the wrath of Bonnie Crombie's government fining me I didn't even consider their application. Generally, I would prefer leasing a home out to a family but I was inundated with demand from these students. I don't understand why the Cities won't permit these types of dwellings and why they permit these universities to grow and expand their campuses without ensuring enough housing. I mean Canadians are having a hard time finding homes. The fear as well is letting 5 or 6 students rent your house will turn to 8 or 10 people living there, subsidizing the rent for the original group

Ok so this isn't going to be very popular... but let me posit a hypothesis: the rising housing costs might indicate that the city is doing something right, because people are willing to pay more to live there. Supply and demand, right?\n\nI bought a couple of condos within last 10 years. They nearly doubled in value. I'm renting them out at 2300 and 2400/mo; used to be 1500~1800 only a few years ago. They're paying for themselves and then some. It's amazing. Things are great from my perspective.\n\nIf enough people decide that the current housing price isn't worth it and move, the prices should come down. I doubt it'll happen though. QE injected s**t ton of money into global financial system and this phenomenon is worldwide.

They're trying to get rid of the middle class and force rentals and no more ownership. Refugees and immigrants are allowed in to mess with demand and covid caused people to move out of the city, then American billionaires such as Bill Gates bought up all the vacant homes and are raising prices. We gotta fix the loopholes and only allow people who live here to own. Pretty much what happened in Rome is going to happen here and Canada has a lot of resources which is what China wants.

The sad thing is that there are basically only 3 options in Canada for living in an urban area and all the crappy suburbs in the country are filled with people who yearn for that type of living, further contributing to higher demand for these already scarce places to live. There are so many factors that contribute to the absurd costs of living in the country and the lack of incentive to live in places outside the 3 major cities is a huge sticking point. \n\n\nImproving this aspect is going to require massive change on so many fronts (less car-dependent neighbourhoods, denser housing, better public transit, among other things), but people are so resistant and fearful of these changes despite yearning for it that they don't realize their stubbornness is a self-inflicted choke-hold.

When you bring in hundreds of thousands of new people annually, of course there is going to be more housing shortages, more demand for housing thus inflated prices and more competition in the labor market. The USA has practiced this since 1965 and Canada is now seeing the problem.

what's wrong with Canada? we are tied to the hip to America, and our approach to problem solving is beginning to be too influenced by our Southern neighbours. they are shifting hard right, and the non-empathetic capital driven people (sociopaths) are empowered to alter our approach and demand we act like bastards.

This can lead to a brain drain, where talent and expertise emigrate to other countries - again, like the United States - depriving Canada of vital skills and knowledge.\n\nFinally, our low population has a negative impact upon the government's revenue base, limiting the amount of revenue generated through taxation. This can constrain government spending on infrastructure (particularly in the energy sector - when was the last time we built a nuclear power station?), public services (e.g. health care), and social programs, which are crucial for economic development and societal well-being.

The problem with healthcare in Canada is middle management.\n\nThere are like 3 managers for every doctor, 2 for every nurse.\n\nThen there is regular administration.\n\nCouple that with the public sector unions that represent ALL of them, and the system becomes geared to making itself bigger, and less efficient.\n\nWhether the public sector unions want to admit it or not, they have literally destroyed healthcare in this country.\n\nIt's all about the people that work in the industry now, and nothing to do with the patient, and THAT is the problem.\n\nIt's gotten even worse since Covid, now EVERYONE that works at a hospital is a ROCK STAR, so you can't say no to any of their demands anymore, or you're a monster that doesn't care about 'front line workers.'\n\nCanada has become a punchline.

Many of your numbers are wrong sweetie. Here are the facts;\n2 years ago, you would go to IGA (where food is fresh but it is pricey), you would get out with 2 bags of groceries for about 120$. Today, it is 180$ for the same 2 bags. this is NOT a 10% increase... but almost the double in price!\n\nRent, in Quebec province, have gone from around 1,000$ to 2,400$ in less than 5 years, and each time a tennant leave his place, the landlord rise (against the law but nobody can do anything) the rent often by 25 to 40%!!! The Demand is so high, that he can refuse you for any reason (including racism, children, pet, smokers) he can think of. Again, this is against the common law but in truth, there is nothing anybody can do, unless you can bring him to court, which takes lots of money...\n\nSo in reality, from the last 5 years, almost everything has double in price and salaries have barely start to rise (mostly due to unions who revolted) but if you are not part of one, your salary basically stayed the same.\n\nA very good advice, don't come to Canada. There is no 'dream' here anymore. it is hell. And even if you find a decent job, you will be ask to do the job of 4 peoples and taking your vacation will be near impossible without losing it. If you are not dying in your country, don't come here. Canada is suffering because of bad leadership. The government is unable to step in in housing, because that would mean lowering the global value of it. Unable to step in in services, because it is stuck with unions that support laziness instead of competences and performances. Unable to step in in anything because it is controled by a literal mafia that totally surrounded the government and pull the strings of every ministers who are no longer there for the people they represent, but afraid of being killed by those mafiosies. \n\n So the honest worker is mostly doing 32k a year with charges that are about 30k a year. That means most people are going paycheck to paycheck, unable to afford savings, nor think about retirement. Unable to afford to improved their housing situation, paying rent that is so high that it should be consider a crime. \n\nIn fact, i predict many landlord will be killed in the coming years, by people losing their mind, because of incredible amount of stress they are suffering from. You think i am joking? Just the last 2 days, 2 woman lost their life because of being beaten to death by their husband... \n\nThis country is failing and failing fast because it doesn't take care of its population anymore... it is a doom country and immigration was the nail in the coffin. The system is unable to sustain such a demand. The next year is gonna see an incredible rise in criminality, and i foresee mass murdering events, like there was in the US.

Trudeau's push for mass migration is part of the problem, increasing housing demand. Torontonians tend to vote Liberal and NDP, and therein lies the problem. They keep funding NGOs that profit from homelessness and drug addiction, making these things worse. I think your reading of the situation is slight from the wrong end of scope. \n\n1> the job of the Canadian gov is to look after Canadians. (Yes they allow immigrants but that is for the benefit of Canadians and not the other way around. \n\nThe house prices are intentionally kept high. The reason is because it makes existing citizens richer. (Year on year) these people vote and the gov would like their vote) . Creating huge supply of housing is going to crash the market and that will end up people feeling poor. (Values will drop : demand and supply) . Falling values mean people will feel poor and then less likely to vote for the current administration.\n\nI am based in UK which is experiencing record amount of immigration. \n\nTaxes here are high.(I don’t mind high taxes as long as there are good public services to show for them) \n\nGood roads \nHigh speed internet \nGood infrastructure \nHospitals \n\nSo the job of the gov (in western hemisphere) generally is to keep the voting public happy. \n\nThat involves \n\n1>Good public services (most are social states and people accept high taxation as a trade off for good public services) \n\n2> rising house prices. A person could say the wrong thing in the most articulate way. We must look into his statements that the people are unable to live in peace. What policies does Hamas have for the region. Who is UNRAW and what policies do they have for the region. To blame the Jews is the easy way out but doesn’t solve the problem. All western financial systems are due a heavy crash they can not keep up with such vast amounts of people coming in and as in Europe the vast mass of illegals who can not work sucking up the benefits system raises taxes and demand for housing is shooting prices up. \nThe western governments went into money printing mode that creates inflation raising prices on every day goods and foods this can not be sustained for much longer before it all comes crashing down, This also affects places in schools and medical wait times with more people flooding in to the point in the UK where i live you can be waiting up to 5 hours for an ambulance and 3-6 months for an operation.\n25 years ago you could get a 2 bedroom house here for around 25k now you are looking around 150k-250k the kids born here have no chance of owning a home and most end up staying with parents up to their 30s-40s, Even private landlords are under threat from government buyouts that end up housing migrants and not our citizens its a real mess that has no signs of slowing.

Excellent video. I am a 29 years old Canadian with high education. I make 125K/year and yet after 2-3 years of looking actively I still can't manage to buy a house near the city as a first time buyer. I made many offers but lost every time. The demand is so high and the offer so low that many people bid way above the asking price even though the prices are sky high. Most of those people sold their previous house for a lot more than they bought it many years ago and therefore, are able to do so. First time buyers like myself don't have this advantage and the ones with lower salaries might never have the chance to have a house except if they move far from the city. Our government does not slow down on immigration because there is a labor shortage due to the older generation retiring but they don't build enough houses and allowed foreign investors for too long which results in the housing crisis we are currently in. My father bought a decent house near the city for the equivalent of 2 years of his gross salary at the time... Now the equivalent is more than 4-5 times my gross salary even though I make more than him at the time (taking inflation into account). Our healthcare and education systems are falling apart as well. Both are currently on strike in the province I live in due to terrible work conditions and salaries from our government. The cost of living has increased considerably in the last few years as well, especially the food even though the companies are making record net profits this year. Yeah... Canada is not doing well right now.

WHERE are municipal politicians supposedly limiting the construction of homes? I don’t see it. \n\nWe are aware that there are regulations in place to protect buyers and that self-serving industries lobby to do away with, as those protective regulations can reduce profits. Some provincial governments (like Alberta) are highly sympathetic to lobbies and industries, to the detriment of citizens. \nWhy are you not pointing to the fact that successive federal governments of the past stopped funding the construction of lower cost housing (thereby creating more demand AND our number one problem of unmitigated greed throughout the real estate and home building industries? We have some people in government attempting to get more low cost homes built while industries know that they can make more money building houses that are far, far bigger than people NEED. Dumbasses and keep-up-the-Jones folks unwisely buy these homes and then many of them have difficulty affording a lifestyle that they think they are entitled to. Meanwhile, lower income earners have been priced right out the market. Of course, capitalists and real estate investors like Pierre Poilievre will never admit that these are our actual problems. Regulating the construction and real estate industries could have gotten a lot more homes built in higher density for young and lower income Canadians, as well as for our newcomers. \n\nToo much blind and poorly informed anger, selfishness, and foolishness going around. Canadians of the past who pulled together during world wars would call us weak and entitled.

The people running away from the 'centre of the universe' or 'Hongcouver' are only increasing the cost of living as the demand for rent continues to grow and market availability declines. More than a vicious cycle being continued elsewhere in other provinces.

Canada has very high tax with little work opportunity. Canada is only attractive for third world countries who wants to live in a decent society. the price of housing is off the roof because everyone wants/need to move to cities and developers don't wanna build average housing because communist governments like Canada's make it expensive to start any business, so if they are going to build new homes they are going to be luxury homes because rich people don't complain about prices. Another reason is immigration, more people means more demand.

How about housing, increased demand on all products equals higher costs, social system hand outs to more people who haven't contributed to the system via taxes. The liberals’ crazy aggressive immigration targets make everyone’s life miserable except for the rich and powerful. More people means more cash cows for them. Without sufficient infrastructure to support this kind of population growth, the GDP per capita has been dropping and housing costs have gone through the roof due to the great gap between supply and demand. The politicians only talk about the shortage of supply but let’s face it they can never build faster enough for the people they bring in. As a result, people will keep fighting for the scarcity and fuel on the Canadian housing speculation.

Yet we keep importing people creating more demand for homes.
