The problem is not the immigrants. The problem is with Canadian leaders, and the Canadians who elected and reelected them to office. I lived in Nova Scotia for just over 2 decades. I attempted to have many discussions about these issues and was shocked by the generally vapid responses I'd get. Much more to say, but the main point is that Canadians have destroyed their own country's quality of life and from what I can see, Canada is not worthy of respect as a nation. I take ZERO pleasure in saying this. However, the country should have provided the United States with a up close example of what a well run social democratic nation looks like. Instead, Canada is a joke to the far right and in fact fuels the far right in the US. Now with the global south amassing on the US's northern border (visit Halifax, NS if you have any questions about this), I view Canada as a threat to the USA - which is a nation with more than enough problems. As a Filipino studying in Canada, it’s kind of frustrating that a certain group of international students if you know, you know is ruining the immigration system, and the blame ends up on those of us who came here legally. Some Filipinos who chose to study here have already gone back to the Philippines because life here is difficult and we see no future anymore in Canada. Others have moved to the United States to work as nurses or to Singapore instead, because we realize that the money we invested in paperwork and tuition fees is no longer worth it. Meanwhile, we see many Indian students at school who only attend classes when there’s an exam or quiz.

I know I will get attacked in the comments for this, but I grew up in the US watched many presidents come and go, and I have never seen the country that I live in turn so corrupt and evil in my life we have been lied to by our president. A man I did not vote for and it almost feels like it is turning into a fascist regime. There is in fact no actual housing shortage in the USA whatsoever. The problem is that that wealthy individuals have strong incentives to park excess capital in real estate and landlords have strong incentives to maintain asset values through cash flow potential (appraised through $/sq.ft rent revenues). What ends up happening in both cases is that you end up with lots of empty houses sitting collecting dust artificially gaining value due to scarcity, and with rentals, you end up with perpetually inflated rents and vacancy rates that are as high as a landlord can tolerate just to maintain the appearance of value to the lenders. Often these owners will borrow more money and use an apartment that might be 40% vacant as the collateral for the lender and go buy another building and so on. What people don't penalize is the fact that that 40% vacant building with 60% rented out at above fair value gets treated on the balance sheet to the bank as if its 90% rented out from an asset value perspective thereby setting the asset price artificially high. Simple legislation of the tax code can fix this issue and unlock lots of sidelined housing. All we have to do is progressively tax 2nd 3rd 4th ect. homes higher and higher rates that essentially cancel out the asset gains, and do something similar for vacant units in a apartment building. \nIts just at the core a case of the rich hoarding something that has been made artificially rare. On top of all of this, because of how valuable properties have become, there are now many interests that capitalize on the entire process of building new housing that make it ever more expensive. Our taxes are funding numerous regulators that stymie new development, while the developers have to then hire numerous attorneys and planners to pitch a project and litigate it through the cities to get approvals. This can take over 10 years in a major city. All this contributes to the ridiculous costs of building these days.

The housing shortage is a common thread to the economic/ housing crisis! But why aren’t they building rental units??? As a former contractor I have been witness to landlords offering cash to tenants and squatters to leave their properties which have always been left trashed and badly damaged!
